Job Description

The Facilities Operations, Work Control Center is seeking a qualified applicant to fill a vacant Senior Maintenance Worker/Dispatcher (SMWD) position.

Responsibilities for this position include, but are not limited to, the following:

Process, prioritize, validate, and distribute all incoming work requests for all main and branch campus buildings including residence halls and apartments;

Use Standard Operating Procedures to dispatch work to one or more zones, teams or groups across the entire Facility & Safety Department. Based on the situation, the dispatcher must balance the urgency to protect life and property against the routine but active demands of an engaged organization;

Handle general requests for information (RFI’s). Research relevant histories, logs and computerized maintenance management system (CMMS) data. Summarize information obtained in form of a verbal report, e-mail and/or written report/spreadsheet;

Place work orders in callback when customer contests work or work was not done;

Monitor parameters of Chiller plants and associated equipment, critical laboratories, server rooms and buildings utilizing computer monitoring software;

Respond to all alarms in accordance with Standard Operating Procedures, and as necessary, notify the appropriate on-call personnel;

Report any deficiencies such as maintenance, health, and sanitation;

During other than normal University working hours the SMWD will respond to all trouble call/work orders and determine the best way to correct them;

Serve as the Facilities’ initial advocate during after-hours emergencies, as necessary in support of UCF Public Safety Department, Emergency Operation Center, State and Federal authorities, and other University Departments;

Execute Standard Operation Procedures during emergency;

Update CMMS work orders to serve as primary and permanent history of work dispatched, completed, material and time billed;

Receive and report after-hour messages to the appropriate Facilities & Safety staff; includes, external RFI’s, personnel absentee reports and other intradepartmental requests.

Minimum Qualifications

A high school diploma and four years of appropriate experience. Appropriate vocational or technical training may be substitute at an equivalent rate for the required experience. The UCF policy requires completion and passing of a physical exam for this position. If minimum requirements of the position do not require post high school education, an applicant is not required to provide the information on the application.

Additional Minimum Requirements

Prefer four years experience in Facilities Maintenance with knowledge of Computerized Maintenance Management Systems(CMMS);

Experience in computer programs such as AiM, Microsoft Word, Microsoft Excel Outlook e-mail, and Crystal Reports;

A candidate who can independently exercise appropriate judgment;

Ability to interact effectively with staff members and customers is essential;

Ability to communicate in conversational English in order to work effectively with customers and team members, operate electronic equipment (iPod Touch for AiM PM checkpoints), comprehend standard safety procedures and utilize telecommunication devices;

Ability to understand and interpret standard safety procedures and follow written and oral instructions.

The annual salary for this position includes a 5% shift differential for working the second shift.

Ability to lift a minimum of 50 pounds.

Position requires a valid Class E driver’s license (regular license). This position may involve driving to various locations on and off campus to conduct university business.
